I sold my 3 bedroom house with the tenant in situ through National Residential. I accepted a fixed price offer of £300k and they achieved a sale price of £310k. The sale was made in September 2022 and completion was in late January 2023. I had to provide details of the previous conveyancers for the previous sale and purchase of the property in order for the legal issues to be addressed. I had to collate and resend numerous documents relating to the property to the estate agent before completion. However, finally the sale was successfully achieved.

The team at National Residential were very supportive and understanding. My house had been wrecked by the last tenant and local estate agents had valued it possibly below the remaining mortgage. There were also a few legal problems with the lease that needed expert handling and the solicitors reccomended by National Residential patiently worked everything out, although it was an unusually difficult set of circumstances. National Residential's fee was reasonable given these complex circumstances. I think that the price achieved was the best l could have expected. I have another property that l plan to sell through National Residential once the current tenant moves out. I would recommend National Residential if you want a quick sale and especially if your property has technical challenges to overcome.

I looked at several companies to sell my rented property and national residential came across as the best by what they were say they could achieve for me. We got off to slow start due to c19 but as we got into the new year, interest picked up and a sale was agreed via auction process. There was some negotiation as it did not achieve what was hoped for or advised by the agent. I did feel slight pressure from agent to complete and agree. But on balance this was a solution to reduce stress of the situation. Would consider using again if I was in same situation.

I have used National Residential twice now. Once in 2017 for an auction house I didn't buy and again this year for a house I did buy. There were absolutely no issues at all, their communications whether text, phone call, or email are extremely quick, quicker than a traditional estate agent for sure. It makes no difference to me that there are no face-to-face meetings, in fact I find it far easier to conduct business from my phone and laptop.

As a buyer, I would recommend purchasing property through National Residential. The initial price negotiations were handled well and I think their process deadlines are effective in speeding up sales and weeding out slow or non-serious buyers. It was also flexible enough not to compromise our ability to complete necessary due diligence on the property. There was always someone to pick up the phone and when requested they took action promptly and effectively. They stayed on top of things throughout to ensure our sale went through quickly despite a combination of COVID and the Christmas break. National Residential was a great agents to work with, with it being my first house I was unsure of the process. It was great working with David and his team for the purchase of 28 Kensington L7. I've bought / built 7 properties in UK and abroad through different estate agents but never seen an agency which also provides financial support through private investors to buyers for filling any gaps the buyer might have in securing the purchase amount, making sure the purchase goes through. I worked with my son to buy a little terraced house in Lancaster that was initially up for auction. We asked about and agreed a buy-it-now price. When it came to the legal part our solicitor realised there was an issue with the freehold that required action by the Land Registry. That took a very long time, though we got there in the end. At every stage National Residential did all they could to try and speed the process up for everyone’s benefit, and negotiated one or two additional concessions along the way, given the long wait. So although it was quite frustrating at times, we felt National Residential did a good job.

National Residential were very proactive and efficient in ensuring all queries were solved as quickly as possible and everyone's interests were being taken care of. We purchased a property via National Residential using modern method of auction and I am very pleased with the service. David explained all the purchase rules in a very clear way and was very helpful with helping me to understand the process. There was no issues with booking the viewing at the time which was convenient for me (which is usually a problem in other estate agencies). They recommended a very good solicitor (with a reasonable price) who was very responsive and turned around all process and documentation very quickly. I think that communication was superior. They always have a time to speak with me and answer all questions, when they were unavailable at the time of my call, someone else from the office was able to solve my problem/question or they rang me back as soon as they become available. The auction itself works weird. For me the winner should be someone who will offer the highest price before the end of the auction, whilst here people can still make offers 10-15 minutes after the completion of the auction, equally there could be no auction and be just based on the acceptance of the highest offer as traditional sale. But this is my personal opinion

Wow. A real estate agency that actually cares and tries to push transactions through whilst taking care of everyone's interests- (do agents like this still exist!?) They contacted me practically everyday trying push te transaction through.. my purchase went on for 6 months because of an incredibly undecided seller with daily mood swings. Despite this they didnt give up and supported whoever was being fair. Also their method of selling is really clever... list the price of the modern auction at a low price.... do block viewings for all interested parties and let those the saw the property bid online. Guranteed to basically get you a sale at the most realistic price. Far better then quick sale website "scams" who basically take the property off you at significant below market valuation. What an agency! It took away all the stress I was going through by delivering what they said they will do- selling my house in 6 weeks. By making a buyer to pay deposit, it gave me the peace of mind that the deal was going to go through. The agency's dedication to their work was amazing, coming to my house to collect documents and sending them to the solicitors etc. Very efficient in communicating throughout the whole process. They worked so hard to make sure the deal went through. There was no push to accept the offer for the price of the house. Even if you don't get to sell your property with them at the end you get to know the real value of your property as opposed to go through High street agencies that tend to put high prizes first then keep reducing them. The only nwgative thing is they did not make it clear to me that if the house sells less than their prize they will still take the money and the amount they will take. Other wise I will still recommendvthem to anyone selling a property.
